
You should not use epoxy on a slab with high moisture or rising damp without proper mitigation, on badly cracked or moving concrete, in areas of constant direct sunlight without a UV-stable topcoat, or on any surface that cannot be correctly prepared. In these cases epoxy is likely to bubble, peel or discolour, and an alternative floor will serve you better.
Moisture is the number one reason epoxy fails in Melbourne. If a slab is releasing water vapour or suffering rising damp, that moisture gets trapped under the non-porous coating and pushes it off the surface. Older Victorian slabs without a proper vapour barrier are especially prone to this.
This is why we always carry out moisture testing before quoting any plain epoxy floor. If levels are too high, we either install a moisture-mitigation barrier or recommend a breathable alternative.
Epoxy is rigid. If your slab has significant structural cracks or is still moving and settling, the coating will crack along with it. Minor cracks can be repaired first, but a badly compromised slab is not a good candidate. A more forgiving grind and seal or concrete polishing finish is often the smarter option.
Standard epoxy can yellow and chalk under prolonged UV exposure. For garages with open doors, sunrooms or outdoor-adjacent areas, you need a UV-stable topcoat such as polyaspartic, otherwise the colour will shift over time.
Epoxy only bonds to properly ground, clean, sound concrete. Sealed, painted, oily or crumbling surfaces that cannot be mechanically prepared are not suitable until that is corrected.
